Tenant credit reports, eviction data, criminal background checks,
sex offender listings, employment history, social security traces,
and motor vehicle records will provide Property Managers the

background checks can be performed directly by the Management
Company over our secure Web-based site, or can be provided to you by
our Customer Service Representatives.

Social Security Trace
Social Security verification identifies
inaccurate, non-issued, mismatched, and falsified Social Security
numbers.
This trace also provides past & present address information, as well as
AKA names. It is a tremendously useful research tool to identify additional
names and counties for criminal research.

Credit Profile w/FICO Score
In addition to the Tenant Credit Profile Reports referenced above, a FICO® credit
score is returned. The Experian/Fair, Isaac scores (FICO®) range from the high 300s to the mid 800s. It is important to remember that the higher the score, the better the credit risk.

Criminal Search
Criminal History
Searches are available in 7 & 10 year increments, depending upon the
county and/or state, and provide information concerning all misdemeanor and
felony convictions. This information is obtained by manual record review
conducted by experienced researchers assigned to specific counties
nationwide. These researchers have daily access to over 3,000 courthouses,
enabling them to provide the most up-to-date, accurate information
available.

records covering over 40 states. Data includes the Department of Corrections

Employment History Verification
Employment History Verification tracks the
accuracy of employment with current or former employers nationwide, as
presented on the individual’s resume or application. Our Employment
Specialists will contact the identified employers to verify information
pertaining to the dates of employment, last position held, salary, reason
for separation, and eligibility for rehire.
